Camas Remodeling Contractor

Top Rated Remodeling Contractor

Remodeling in Camas? Price it before the walls are open.

A remodel is several projects running in one house: demolition, framing, electrical, plumbing, drywall, cabinets, tile, flooring, paint and trim. Take the house down to the studs and it is a dozen. Most budget problems start in the gaps between them.

Nobody lined up the trades before the walls came down.

We fixed it with a 5-step pre-construction process that prices out every trade and every material before you sign anything, backed by our No Change Order Guarantee. If it's not in the plan, it's on us, not your final bill.

Tortoise Construction is a Camas remodeling contractor, licensed in Washington (WA# TortoCL740KF) and Oregon (CCB #214445). We are taking on more projects in the Camas and Washougal area: kitchens, bathrooms, basements, additions and whole home remodels. With the age of many Camas homes, a remodel frequently ends up going down to the studs. That is not something we push; it is what an older house sometimes needs, and the plan accounts for it from the start.

Owner Mike Jeske manages every project. You deal with one contractor and one fixed price, not a separate bid for every trade.

  • Kitchen Remodels

New cabinetry, countertops, appliances and layout, including the structural work when a wall comes out.

  • Bathroom Remodels

Full guts or updates, with tile, fixtures and layouts chosen and priced during Selections.

  • Basement Remodels

Finishing or updating a lower level as part of the whole-house plan, or on its own.

  • Home Additions & Conversions

Added square footage, garage conversions and accessory dwelling units, where permits, structure and trade coordination all have to line up before work starts.

  • Full Home Remodels

A whole-house scope, down to the studs where it needs it: kitchen, bathrooms, living spaces and the systems behind the walls, planned together and built on one schedule.

Permits are part of every project. Inside Camas city limits, permits are issued by the City of Camas Community Development Department. A Camas address outside the city boundary is in unincorporated Clark County, and its permits go through the Clark County Permit Center instead, so it is worth checking which side of the line your home is on before plans are drawn.

Planning a Remodel in Camas

Once the drywall comes off, you see the house as it really is. Framing, wiring, plumbing and ductwork are all exposed, and each becomes a decision: keep it, repair it or replace it. The difference between a fixed price and a growing estimate is whether those decisions were anticipated before demo or made on the spot.

Our pre-construction process makes them first. At the Measure Meeting we measure your space and walk through the scope together. Scope & Layout Meetings settle the design and material direction. At Selections every finish and fixture is chosen and priced. At Trades Day Confirmation every subcontractor's price is locked. At Final Review & Approval you approve the fixed price, and only then does demo start.

Camas Remodeling FAQs

What does a remodel cost in Camas?

It depends on the scope, the size of the space and the finishes you choose. Every selection and every subcontractor price is locked during pre-construction, so you get one fixed price before demolition starts.

Is Tortoise Construction licensed in Washington?

Yes. Tortoise Construction LLC holds Washington license WA# TortoCL740KF, along with Oregon CCB #214445.

Who issues building permits in Camas?

It depends on where the house sits, not the mailing address. Inside Camas city limits, permits come from the City of Camas Community Development Department. If your home has a Camas address but is outside the city boundary, in unincorporated Clark County, the city does not handle it: your permits go through the Clark County Permit Center.

What does down to the studs mean?

The interior finishes come off, so the framing, wiring, plumbing and ductwork are exposed. It lets the house be rebuilt around a new layout, with every system decided while it is open instead of patched around later.

Will the price change once the walls are open?

That is what pre-construction is for. The price is fixed before demo starts, backed by our No Change Order Guarantee: if it's not in the plan, it's on us, not your final bill.

Do you work in Washougal too?

Yes. More of our work is coming from Washougal as well as Camas. See our Washougal remodeling page.
